Common Causes of residential construction errors
Overview
This document has been written to give consumers Property Protect the understanding of the most common types of construction defects in the flange which can be found in buildings while doing an AS 4349.1 inspection. This list gives the reader a basic outline of the most common defects and the reader should be aware that there are literally thousands of types of construction defects. The elements we have listed are only the most common.
Summary
The report lists some of the common pitfalls of residential construction, including cases on the basis of case studies conducted by the writer as a licensed Builder. The writer has also included some of the causes of the failures.
Purpose
The purpose of this report is to give the reader an overview of the types of residential construction failures and suggested remedies for these defects.
Method
This report is presented as a case study based on experience and personal background of the author during the past 15 years as a licensed Builder.
Assessment
A large proportion of structural failures of building contained in this report has been in my opinion, caused by poor management of rain water around the main houses of movement in the home. The rest of the failures are caused by construction practices or poor maintenance and poor.
Introduction
The most common forms of failure observed during construction of the house 4349.1 inspections by the writer in Adelaide are as follows.
Slab Edge Wetting
This is the horizontal penetration of moisture and salts in the soil solution, which will stand at the edges through capillary action (suction caused by the concrete) the concrete. It is caused by a number of factors including, pushing down Concretors Fortecon membrane with edge forms before pouring a concrete slab of cement relatively poor on an equal footing (Many engineers have asked 32 MPA concrete to resist the penetration of salts instead of 20-25 currently using MPA) of concrete poured over concretors caused when the edge forms are placed low enough to stop a horizontal pouring which can lead to ponding of water on the upper surface of the pour over the creation of a pool of water. The final cause is the lack of a plastic membrane is placed between the pavement and the flat edge.
The damage that can cause this problem includes the mold and rot in the bottom of floor coverings and internal worrying about the concrete through the salt to attack the cement matrix through a hydraulic action both internally and externally. (Salt crystals expand within the concrete matrix which makes it fret and crack).
Dives on the walls
This is a problem similar to that of wet salt is detailed below. The main difference is that the wet salt is usually a 90-100% breakdown of the course of moisture into the wall while rising damp is a partial failure Damp Course and the partial failure usually means that damage to the masonry wall is not as bad as the wet salt. There is a good chance that the increased moisture can found in most homes pre 1950 and increased humidity could be limited to the erosion of mortar joints for only 1-2 mm from its original face. The treatment is the same wet salt.
The customer should be aware however that in most cases the increase in humidity is not as erosion of the factory is very slow and may have taken 50 years to erode the mortar to 4 mm deep from the face of the brickwork. I would advise customers to check this if the damage is not important.
Humidity Salt walls
This is due to the vertical input of moisture and salts in a wall that the wall may lead to concern and not be able to support structural loads. The damage to the masonry is of the salt crystals within the masonry expansion leading to the bricks and mortar or wear. In some cases, the wet salt can cause the unstable masonry.
It is caused by a number of factors, including the full course breakdown wet (Pre 1910 homes had heard or tar between the bricks and the base and becomes brittle with age), paving the way i do wet bridge also does this.
Breach failures showers piece fails This is where the piece of metal fatigue Breach through thousands of cycles of heat inside the wall (here is where the cold and hot water inside the shower wall.) The water then flows into the walls. Usually a piece Breach fail in a shower every 25 to 30 years or so and is fairly common. A developer of a Breach has been replaced is two different pictures from outside the walls of the shower.
In the inspections carried Protecting Property held by the company carries out a study of wetland walls in his report of raw electronic moisture meter to identify this defect. High levels of moisture to the walls next to the shower usually indicate that it is escaping.
Brick growth
Cracks in the walls of older homes can have cracks in the bricks of growth that often occurs at the end of a wall in a vertical plane. Bricks actually increase as they are porous. If a house has no boards control the brick wall can exert a compressive force on one another for the illegal entry.
Terracotta tiles
Fired clay tiles worry when exposed to moisture for long periods of time and this generally occurs in the early stages of the pictures. The tiles can also fret on coastal environments because to salt attack tables. It is not uncommon to see these tiles concerned with the turns in the bottom of the shingles. As these tiles age can also become very fragile and are easily cracked.
In most cases the pictures are concerned they will need replacing in the short term. Concrete blocks cancer and precast concrete lintels. This occurs when the steel bars in concrete rust due to humidity / salt / login carbonation in concrete. As rust bars expand causing the concrete to crack. This can cause cracks around concrete elements. The client must realize that it is very expensive to repair this defect.
Tree Damage
Although some tree roots can damage the roots hydraulic physically moving the element of construction, most building failures are caused by the tree to remove moisture from the soil. This leads to the recruitment of the soil, may cause building components to fall or move.
In a large number of inspections over the years the writer has observed the walls and foundations falling or moving due to contraction of the ground when a tree is too close to the base of a wall. In most cases, the writer would advise customers to keep large trees and well away from the house. If this is not possible following a waterproof fabric can be used to stop the tree roots growing in a house.
Stormwater damage and Soil Movement
This is caused when the gutters, rainwater pipes and gutters overflow / drain causing the soil around and under the foot to be saturated. Once the soil is saturated then it loses its carrying capacity and the soil may collapse leading to the construction of falling or moving element. In some cases reactive soils may extend also leads to the break. This then puts lift loads in a house that can lead to significant cracks and movement as well.
In Adelaide reactive (fine soils such as clays) can be found at the base of the hills where fine sediment runoff the hills. Reactive fine soils in general, can be found in Rostrevor, Athelstone and Campbelltown.
Lack Paving around the outer perimeter. This may cause expansion and contraction in the soil around the movement's main base in the building. The expansion is, on the ground after heavy rains and contraction in the soil in the summer. In some cases the contraction of the ground in an equal (on the outside) can lead to foot rotation on the outside as it drops. The author has seen many cases of this happening and this leads to all the sloping wall out or in. (bows out at the base and then leans on top). In these Where the wall usually has to be pulled down and rebuilt.
In many reports on the Protection of the Property can view a note detailing the deficiencies seal paving at the base of connections. Many houses inspected by this company are empty at this junction and this may allow moisture to enter both at home and under the pavement. When water enters the two elements that can erode away the soil and the soil or cause to be expanded and contracted. In this case the difference should be sealed with a flexible sealant.
older style wiring.
The author has witnessed the following power failures during recent inspections years., coated-canvas and vulcanized rubber cords. First, the fabric can be eaten by rodents or physically ages just driving leads to the exposure which may result in fire. The same can happen with older rubber cables that can be divided.
Energy-Cables a conduit in contact with steel frames. That is, if the cables are damaged frame is alive. A number of houses in recent years have been inspected to protect the property and found that new wiring in all areas of the house, but not within the existing hard plaster. During the inspections home premium this company uses a high-powered flashlight to identify patches of wall and wall chasing. An existing home without persecution wall above the light switches and sockets will generally indicate that the original wiring was not removed. In this case, protect the property would advise the client to hire an electrician to carry out a survey house to confirm if the wiring is original to these areas. hard plaster can not be removed during a home inspection as the provider usually does not approve this.
Leaks in the pipes in wet areas This is usually caused by corrosion of lead or galvanized steel pipes or drain under the floor slabs. As corrodes pipes that leads to a leak that can fill a flat sub washing that leads to the floor and / or footer to decline.
This is very expensive to repair pipes and in general have been the floor tiles in wet areas that need to be taken to hammering. This is a common failing of many homes in pre 1970 properties have galvanized steel pipes cast in floor slabs. For these steel tubes is not a question of if but when the pipes need to be replaced. Having stated this tube steel to drainage and to do can work for many years until funds can be found to replace them.
If you have waste steel and / or water supply pipes in a pre 1970 home and you are contemplating a renovation wet area with new tile, etc. I highly recommend them to withdraw steel tubes before renovation.ie If renewing the wetlands without removing the steel tubes pipe failure could result in having to renew the zone at great cost wet again!
Cracks / movement in the walls
Movement in any home is difficult to control. In most cases the cracks are caused by changes in soil moisture levels around the base of trees, but can also cause a significant movement. horizontal cracks may occur in the if it sinks a wall or window lintel if dropped foot wall /.
Diagonal radial cracks away from windows and doors or the heads are the most common cracks. Lateral movement cracks may occur with a cutting if a walking tour (drops) on one side. Due to the dry ground shrinkage Adelaide weather-related cracks in homes is causing many problems. This brings us to the foot of clearance (Launching an equal footing) and cracks in all building components.
Roof failures under
The first type of failure is for an old-style roof is not under the straps and / or struts. In this case the failure is generally from within not be able to withstand dead loads from the weight of the tiles. It is common to see much of the structure and sinking split and this example may need repairs to be carried out. If a roof structure is sagging under the weight of the roof tiles and wood structure is the division or showing signs of stress our advice to you is to closely monitor the roof structure.
In the second case the author has seen the heavyweight division to the wood around the nails gang defective armor manufactured in the 1970s. In some cases, the truss could not load bearing roof and sank.
White ants attack
Protecting the property is not carried out a survey to the white ants in our controls and we recommend that you hire a pest controller to do this. white ant attack is a common problem in buildings with ants literally eating any type of wood in a house. As the wall structure of wood is loaded into a brick veneer house this can lead to structural failure. Ants will enter a house where the holes are near the ground. An example of an entry point is where the paving bridges Damp Course Ants can enter a wall cavity through the drainage holes (ie, the pavement is poured over the course of moisture in the wall).
A second example is where garden beds are placed against the wall without any type of pavement and in this case we advise on the disposal of the garden bed and then the installation pavements throughout the house.
Poor Execution
The following defects are caused by poor workmanship that does not comply with the Building Code. Wall-Render brick weep holes This stops condensation from draining out of a cavity. The writer has been making anxious caused by blocked drainage holes. "The brick that dominates balance. BCA allows a tolerance, but in many cases concreters' set out the slab incorrectly. As the wall is not compatible bricks can be dropped.
-Render bridge courses damp wall plastering in most cases not strike a horizontal line passing through do what it can lead to soil moisture and salts rise in the wall to pass the wet field. This can cause damp salt on a wall.
poured concrete slabs against brick. In some cases, building blocks around porch sometimes place on a course Damp Course over the foot of brick and stone porch to pour the first course of bricks. In this situation clay bricks are not designed to be exposed to ground moisture and salts over long periods of time and this leads to worrying about the bricks.
This is sometimes seen in older houses and is difficult to solve this problem if the friction of the walls is heavy. Without prejudice to a field visit sometimes the best option this case is to jackhammer the floor slab, and then repour the concrete below the Damp Course. At the end of the day it is a costly problem correct. The author has seen in many garages of houses pre 1980.
Puddle flange to wetlands is not installed correctly. Puddle flange are designed to drain any water trapped between the waterproof membrane and tile floor. In some cases, flanges are set proud of the soil and water can not drain trapped in the pipe drain. In a second floor building this water can bypass the membrane that leads to inflammation wooden floor and door and window wall interference frames from compressive loads. If this has happened is very expensive to repair.
